Over the last 5 years, the average number of condos on the market for sale in September has been 905. This past September, we had only 595 available. Inventory remains very low.

Over the last 5 years, the average number of condos on the market that sold in September has been 393. This past September, we had 314 sales, demand is significantly lower than typical.

The slow trend towards a balanced market continues but we're still in a Seller's market. 

The median price of a downtown condo is at all time highs of $661,000.

The average number of days it took to sell a condo downtown was 22 days. Condos priced accurately are selling quickly. 

In September, the average price of a detached home was significantly up from $1,246,392 to $1,360,623. Since January 2017, home prices are up 1.8% while condos are up 43.6%.

With downtown prices continuing to climb and become less affordable, many of our clients are expanding their location criteria. While many buildings downtown are asking $1100 per sq ft or more, the same product can be found closer to $800 per sq ft if you're willing to make a short commute.
