Record Breaking Condo Prices

The median price of a downtown condo for the month of July was the highest it's ever been at $405,000.

Also very significant is the number of condos sold in July was the second highest we've ever seen as you can see in the graph below. (C01 district).

The supply/demand ratio has pushed higher, getting a little closer to favour a Seller's Market.

The most interesting condo news is that they've finally decided what to do with the old warehouse at the corner of Lakeshore and Bathurst:

Because the warehouse is considered a heritage building, they're going to dismantle all 100,000 bricks and stones and re-use them in the new structure. The mixed-use site will include seven storeys of retail and office space totaling 245,000 square feet, including a 50,000 square foot Loblaws store, as well as two condominium towers: one at 37 storeys and another at 41 storeys.
I hope that all the owners in the neighbourhood welcome the news and will benefit from the improvement.
