Toronto Condo Market Report June 2014

Prices have been maintaining their steady rise, for about the last 3.5 years we've been seeing about 2% per year.

The ratio of condos sold/available last month still indicates downward forces on prices. This downward force has been battling low interest rates which is a very strong upward force.

The below graph shows the number of condos for sale each month downtown (district C01). The trend is obvious and likely won't change until the new construction underway completes which will be at least another 2 years.

As you can see below, a steadily increasing number of condos selling but not enough to match the inventory available noted above.

The condo market is incredibly resilient and the rental market remains a strong backbone offering an alternative to selling. So far my predictions for 2014 have been accurate... steady and boring, that's not a bad thing for a conservative investor.
